Case study: integrated agronomic, planning, architectural and construction support for the development of a farm and connected rural hospitality activity in Northern Sardinia.
Construction progress

The client’s objective
The client wanted to establish an agricultural business and develop a rural property into a working farm with an agricamping activity. Achieving this required more than designing a building: the agricultural project, planning rules, landscape constraints, authorisations, construction works and the legal relationship between farming and the connected hospitality activity all had to be coordinated.
Agricultural planning and business establishment
The assignment began with an assessment of the land, its agricultural potential and the applicable planning framework. The agricultural development plan defined the proposed crops, productive activities and infrastructure required for the new farm.
- assessment of the agricultural property and development potential;
- assistance with the establishment and start-up of the agricultural business;
- preparation of the agronomic documentation supporting the proposed development;
- verification of planning, landscape and environmental constraints;
- definition of the agricultural activities needed to support the connected rural hospitality business.
Design of the agricultural building
A two-level rural building was designed to serve the agricultural activity, using forms and materials compatible with the traditional architecture and landscape of Northern Sardinia.
The planned spaces included storage for agricultural machinery and equipment, areas for fresh and processed farm products, staff and service facilities, dedicated storage for plant-protection products and personal protective equipment, and other operational spaces required by the farm.
The technical work also covered landscape integration, energy efficiency, accessibility and the design and authorisation of a suitable wastewater treatment system for a rural area not served by the public sewerage network.
Agricamping and connected agricultural activity
The assignment included the design and authorisation of the agricamping activity as an activity connected with the farm.
This involved calculating the working hours attributable to the agricultural and hospitality activities and creating the conditions required to demonstrate agricultural prevalence and the genuine connection between the farm and the complementary tourism service. The administrative procedure for starting the connected activity was then prepared and completed.
This stage was essential: in Italy, rural hospitality cannot simply be added to agricultural land as an independent commercial use. The project must comply with the regional rules governing activities connected with agriculture and remain properly linked to the farm.
Authorisations and specialist coordination
The project required the coordination of agronomic, architectural, structural, geological, landscape and environmental aspects. The services provided included:
- architectural and agricultural design;
- building and landscape authorisation procedures;
- coordination with the structural engineer, geologist and specialist contractors;
- design and authorisation of the wastewater treatment system;
- technical and administrative support throughout the approval process.
Construction management and safety coordination
Once the project had been authorised, Giuseppe Spada continued as Works Director and as Health and Safety Coordinator during both the design and execution phases, in accordance with the Italian rules governing temporary and mobile construction sites.
The work therefore continued from initial planning through construction, including coordination between the client, contractors and specialist professionals and supervision of the authorised project.
Completion and cadastral registration
The final stages also included coordination of the cadastral registration of the completed building. A trusted fellow agronomist was appointed to prepare and submit the cadastral documentation, while Giuseppe Spada coordinated the procedure within the wider project.
The outcome
The completed assignment created the agricultural, physical and administrative foundations for a functioning farm and its connected agricamping activity. It demonstrates how a rural investment can be managed as one coherent process rather than as a series of disconnected technical appointments.
Why this case matters for foreign investors
Developing a farm, agritourism or agricamping business in Sardinia involves overlapping agricultural, planning, landscape, building and business requirements. Early coordination can help a foreign investor understand what is realistically feasible, avoid incompatible designs and manage the project from the initial land assessment through authorisation and construction.
- one professional coordinating the overall development process;
- agronomic and planning checks before substantial investment;
- coordination of the specialists required by the project;
- support through authorisation, construction and final administrative procedures.
