An independent on-site inspection can reveal practical and agricultural issues that are difficult to understand from a property listing, photographs or documents alone.
I inspect rural properties and agricultural land throughout Sardinia for foreign buyers who need a clearer view of the property before deciding whether to proceed with further checks, negotiations or a purchase.
What the inspection may cover
- Access to the property and internal circulation
- Visible condition, configuration, slope and usability of the land
- Existing crops, trees, soil indicators and signs of neglect or damage
- Water sources, wells, reservoirs and visible irrigation infrastructure
- Electricity, fencing, tracks and other agricultural infrastructure
- Rural buildings and visible issues requiring specialist investigation
- Factors that may affect the proposed agricultural or rural project
What an inspection does not replace
A site inspection is not a complete legal, cadastral, planning, structural or building-compliance assessment. It does not confirm ownership, authorised building status or the absence of hidden defects. Those matters require the relevant documents and, where necessary, qualified surveyors, architects, engineers, geologists or lawyers.
If the purchase decision depends on planning classification, building potential, easements, civic rights, environmental constraints or documentary consistency, the inspection can be combined with a broader agricultural due diligence assessment.

Indicative professional fee
On-site agricultural property assessment — from €800 + 4% EPAP. The final fee depends on property size, location, travel, complexity, documents supplied and the level of written reporting required.
Planning, cadastral, building-compliance and specialist checks are not included unless specifically stated in the written quotation. Travel, tests, official fees and other professional services are quoted separately.
How the process works
- Send the listing, map location, available documents and intended use.
- I define the inspection scope and any documents needed in advance.
- The property is inspected on site, with attention to the agreed questions.
- You receive clear findings, photographs where appropriate and recommendations for any further checks.

Contact me before arranging travel or making a financial commitment. A preliminary review helps determine whether an inspection alone is sufficient or whether due diligence, valuation or feasibility work is also advisable.
Related pre-purchase cases
These real assignments show why an independent inspection must be compared with cadastral documents, planning constraints, infrastructure and the buyer’s intended use.
