Rural Property Valuation in Sardinia

Independent rural property and agricultural land valuation for foreign buyers, owners and investors throughout Sardinia.

A rural property may include farmland, buildings, water resources, specialised crops, access rights and business assets. Its value cannot be assessed reliably from surface area or online listings alone. I provide an independent technical valuation based on the purpose of the assignment, the available documentation and the actual characteristics of the property.

When an independent valuation is useful

  • Before making an offer for agricultural land or a rural house
  • When the asking price needs to be compared with relevant market evidence
  • For the valuation of farmland, rural buildings, crops and farm improvements
  • For inheritance, division of assets, negotiations or investment planning
  • When a property includes vineyards, olive groves, irrigation systems or other productive assets

What the valuation considers

Depending on the agreed scope, the assessment may consider location, access, land area and configuration, soil and agricultural capability, water availability, existing crops, buildings and infrastructure, planning constraints, easements, current use, state of maintenance and available comparable evidence.

The intended purpose matters. A preliminary purchase-price assessment is different from a formal valuation report. Before starting, I define in writing which questions the valuation must answer and which documents or inspections are required.

Service options and indicative fees

Purchase price assessment — from €650 + 4% EPAP. A focused opinion on whether the asking price appears consistent with the available information, property characteristics and relevant market evidence. This is not a formal valuation or a guarantee of the future sale price.

Rural property and agricultural land valuation — from €900 + 4% EPAP. An independent valuation prepared for the agreed purpose. Properties with several buildings, specialised crops, livestock facilities or business assets require a tailored quotation.

Travel, laboratory tests, official fees and the work of other professionals are quoted separately. No assignment begins before the client has approved a written scope and quotation.

How the process works

  1. Initial review: send the property listing or location, available documents and the purpose of the valuation.
  2. Defined scope: I identify the necessary documents, market evidence and whether an inspection is required.
  3. Technical assessment: the property and relevant factors are analysed independently.
  4. Clear findings: you receive a written assessment explaining the basis, assumptions and limitations of the conclusion.

Valuation is not due diligence

A valuation estimates value for a defined purpose. It does not automatically confirm planning compliance, ownership, building legality or the feasibility of a proposed project. If you are considering a purchase, a separate agricultural due diligence assessment may also be appropriate.

Legal, cadastral, geological, engineering or other specialist matters are coordinated with or referred to the appropriately qualified professional where necessary.

Request an initial assessment

Send the property location or listing, the documents already available and a short explanation of why you need the valuation. I will indicate the appropriate scope before any paid work begins.
