Independent agronomic and rural property advice in English for international buyers planning to purchase, develop or manage property in Sardinia.
Buying from abroad is difficult when listings, documents, local planning rules and agricultural requirements are unfamiliar. I help foreign clients understand what a property can realistically support before they commit money or sign an agreement.
Support before buying
- Preliminary screening of a listing, location and available documents
- Assessment of agricultural potential, access, water and visible limitations
- Rural property valuation and purchase-price assessment
- Agricultural due diligence and identification of further specialist checks
- Feasibility advice for farming, vineyards, olive groves, truffle growing, agritourism and rural hospitality
- Coordination with architects, engineers, geologists, surveyors, lawyers or accountants when their expertise is required
Independent buyer-side advice
My role is to explain opportunities, limitations and risks from the buyer’s perspective. I am not an estate agent and I do not receive a commission linked to the property price. The scope, professional fee and expected deliverables are agreed in writing before work begins.
Common questions from foreign buyers
Can the land be used for my intended project?
Agricultural zoning does not automatically mean that every farming, building or tourism project is permitted. Planning rules, landscape protection, water, access, soil and the relationship between agricultural and connected activities must be considered together.
Can I manage the process remotely?
Many preliminary checks can begin remotely using the listing, cadastral references and documents supplied by the client. Where the condition of the land, buildings, crops or access must be assessed directly, an on-site inspection is proposed.
Which other professionals will I need?
This depends on the property and project. Legal ownership, structural engineering, geological investigations, building design, taxation and conveyancing remain within the competence of the relevant qualified professionals. I help identify when those checks are necessary and coordinate technical information where appropriate.
Indicative professional fees
Preliminary property screening starts from €450 + 4% EPAP. On-site agricultural property assessment starts from €800 + 4% EPAP. Agricultural due diligence starts from €1,300 + 4% EPAP, while full technical support during a rural property acquisition starts from €2,500 + 4% EPAP.
Final fees depend on location, size, available documentation, urgency and complexity. Travel, tests, official fees and the work of other professionals are quoted separately.
How to request an initial review
Send the property link or location, documents already available, your intended use, expected timeframe and any specific concerns. I will indicate which checks are appropriate before you make a financial commitment.
